What a wonderful place to live, what a year it has been. 2008
Welcome to Fall thoughts from Soundview. What a year so far. We knew going in that the ripple of bad debts, bad news, and falling sales prices would reach the shores of Whidbey Island later rather than sooner. Prices this year have adjusted downward around 10%, not for every house but for the median and average. So Buyers would be mistaken to think they can offer what they want regardless of the price being asked.

We are still a destination for lots of people from all over the country and Canada. Recently we?ve seen that Buyers ready to move here are going forward with their plans. No matter how bad the general news, we all have our own balance sheets. All things being equal real estate holds its value pretty well. That is especially true for Whidbey Island, one of the most beautiful spots in the world.

For the most part the speculators are gone with the exception of the ?bottom feeders?, those investors buying up real estate that?s distressed with the intention of a short term hold for the future. We have a small number of distressed properties but for the most part sellers are taking a practical approach, shining up their home, listening to the price reflection of the market and going about their lives. The prices do reflect the reality of the times, relative to our community. First time home buyers have a chance as well.

We spend the it takes to get familiar with the needs and abilities of the people who are our clients. We know what it takes to get from the offer to closed, whether a title question, a septic problem or something to do with the house.
